This is an independent villa featuring many lounge areas with fireplace,the dining room, the billiard hall, a very spacious fully equipped kitchen and 9 bedrooms with en-suite bathroom sleeping up to 17 people.The Villa is located in the hearth of Tuscany and it is the ideal place for people seeking for a peaceful retreat away from the bustle of the cities but at the same time close to all the main attractions and amenities of our Region.
The Villa is inside a big estate of 150 hectares. Vineyards and olive groves surround the house and offer the guests the ideal place where to walk. It offers a very private location, since there are no inhabited houses in a radius of 2 km and there is a private street to reach the property. The villa is surrounded by a lush garden with panoramic swimming pool (14x9 m) at guests' disposal.
Location
The Villa is 15 kilometers far from San Gimignano and less than 1 hour far from Florence, Siena, Pisa and Lucca. The nearest grocery shop is 1 km far from the house at the end of the private street and the nearest small town is Montaione (7 km).

Gas costs (gas for the kitchen and heating) are not included. This will be calculated according to house upon arrival and upon departure of the guests. The gas used also to heat up the water costs 6.48 euro per unit
Weekly electricity consumption in excess of 450KWS is charged at 0,45 euro
